The Short Life of a Poorly Built Chimney
Building a chimney that lasts is determined by a few key decisions made during the construction process. It is unfortunate to see how much damage an inexperienced chimney builder can cause by skipping the fundamentals of quality masonry chimney and fireplace construction.
In Massachusetts, our winter weather is brutal on masonry. Residents need a chimney that will perform and last, especially since a full rebuild is never a cheap project.
Anatomy of a Failed Chimney: The “Temporary” Repair
Take a look at the top of this chimney. A previous company claiming to do “chimney repairs” simply skimmed over the concrete cap (crown). This was a sub-par, temporary fix that failed to address the root cause. Because the crown was compromised, water entered the structure, froze, and began destroying the bricks from the inside out.


Once water is allowed to enter at will, the bricks and mortar degrade quickly. If you see moss on your masonry or white chalky streaks—known as efflorescence—that is a warning sign that moisture is trapped inside the brickwork. On this chimney, a massive vertical crack indicated a severe internal problem.

The Smoke Chamber: Where Many Chimneys Fail
The repair solution for a chimney in this shape isn’t pretty—it requires a partial rebuild. This was only a 15-year-old chimney, but it had to be stripped back to the fireplace area.

Notice the triangular opening? That is the smoke chamber. It was improperly built; the original mason relied on the thin exterior brick veneer to act as the wall of the throat. Massachusetts building code requires 6″ of solid masonry before the flue on an exterior chimney (8″ on interior). Without the proper supporting walls to isolate heat and expansion, the exterior brickwork eventually cracks under the stress.

Sealing the Chimney for the Long Haul
In addition to the structural flaws, this chimney lacked a moisture barrier between the masonry and the house siding. After rebuilding the upper portion correctly, we completed a proper concrete crown to ensure it remains shed-water-ready for decades to come.
